How can we do 0% commission?We do not have to charge commission because there is no listing agreement. Our service connects you directly with buyers from our network using our platform to dramatically improve comunication, marketing and the way we finalize purchase offers. This technology enables us to completely ellimiate the need for a tradition listing contract or realtor commissions, and saves our clients 6% on agent commissions which average $40,000+ per home. Think of what you could do with all that money!

Why is there no listing contract with your service?Our service is not the same as a traditional realtor listing transaction becuse we elliminate the need for a realtor by directly connecting buyers and sellers. This means that there is no need for a listing contract, commission agreement, MLS terms, or other standard contractual agreements that come along with a traditional realtor based listing. our service gives you maximum flexibility and freedom to sell your home and get top dollar offers wihout paying agent commissions or being locked into a long 12 month listing contract with one agent.

Can my property be listed with a realtor at the same time?Great question. Yes, but only if the agent signs up and agrees to our terms of service, AND they have not yet publicly listed your home in any Multiple Listing Service. Our buyers are only interested in "off market" properties, so any home that is currently listed with an agent AND has been shared on MLS would unfortunately not qualify for our service*. *If your home does not currently qualify, but you are interested in our service, please let us know when your listing agreement with your agent expires so we can work together!

How long will you present my property on your site?It is entirely up to the homeowner, and every presentation period is different. However, we suggest a minimum of a 3 week (21 day) presentation period to ensure that we get your home in front of the largest audience and also achieve the highest offer price for you.

What are my obligations if I decide to use this service to sell my house?Any homeowner that wants to use our service must sign a terms of use agreement that has the following key terms: 1. You agree to allow us to present your home to our network via our web/mobile platform. 2. You will not contract with a realtor for the period of time that your home is showcased on our site. 3. You agree to accept offer(s) received from us if they meet or exceed your asking price.

Will my property be listed on the MLS or other syndicated sites like Zillow or Trulia?No, we do not present our homes on any MLS or syndicate sites. It will only be shown on our exclusive buyer platform at www.newandmodernlots.com.

Who are your buyers and how do they find my property?New and Modern has build a huge network of qualified investors and builders that are looking for properties that are prime for rehabilitation or redevelopment. Our buyers are all qualified base on their investment capital, past experience, historic purchase prices for other properties and geographic location. Our builders/investors can only access properties through the New and Modern Lots platform www.newandmodernlots.com, and all communication, offers, and comments are done through secure login to our service.

How do you qualify your buyers?We ensure that all buyers meet the minimum threshold for capital reserves, experience, price point, portfolio, and geography. All buyers must also agree to our struct terms of use which outline the qualifications to be a New and Modern certified buyer.

How many offers can I expect to get?There are many factors that affect the number of offers our sellers get, however we find that the most impactful is the initial asking price. While market conditions, supply/demand, and location all play a critical role in the offers received, our experience is that a fair and competitive asking price will attract the most attention of our network and solicit the greatest number of offers.

How are your buyers matched with my property?Our platform uses proprietary algorithms that find the "best" buyer and seller matches within our community. We do this by using the property criteria, as well as data about the buyers.

How do you ensure I get the highest and best offer?The platform ensures that we get you the highest and best offer possible by getting your home in front of as many qualified buyers, and allowing them to compete for the purchase.

I need time to relocate, how flexible are your buyers?"Our buyers are all very flexible and will work with homeowners to ensure that the move and transition is a easy as possible. Often times, buyers will be open to several months of occupation while the homeowner makes the appropriate relocation plans. We take a very human approach to this element of the transaction to ensure that all parties have a positive and stress-free experience!

What type of properties can be listed on this site?We accept all properties that meet our buyer's needs, and an initial consultation is required to determine if you qualify. Please call 201.957.3574 and ask for Brent. We accept a wide variety of properties that include, but are not limited to, ranches, older developments, tudors, as-is condition, tear-down, vacant land, subdivisions, renovations/rehabs, opportunity lots, farms, and distressed properties.

Can I sell multiple properties at the same time on this site?Yes! We have no limit to the number of properties that a homeowner brings to us. Our offer is good for all of your properties if they meet our criteria.

Can I sell my property in "As Is" condition?"Absolutely, that is very common and usually expected by our buyers.

Is there anything that I need to disclose about my home?Oil tanks (even if already removed or decomissioned) are important, as well as the presence of any known asbestos, pollutants or hazards on teh property.
